Sumner House San Francisco Terms and Conditions

  1. Sumner House Management reserves the right to confirm or deny any booking.
  2. CHECK-IN TIME IS AFTER 3 P.M. PST AND CHECK-OUT IS 11 A.M. PST. NO Early Check-ins.
  3. THIS IS A NON SMOKING UNIT. Anyone found to be smoking within the unit will be subject to the damage assessment outlined in section 6 below.
  4. PETS are not permitted in rental units without prior authorization. Pets found to be in unit without prior approval will be subject to the damage assessment outlined in section 6 below.
  5. ROOF DECK HOURS: In consideration of our neighbors, roof deck is available for use between the hours of 7am-10pm Sunday-Thursday and 8am-Midnight on Friday and Saturday.
  6. DAMAGE ASSESMENT — A minimum damage assessment of $500 will be applied to your credit card on file if you are found to be in violation of the terms and conditions outlined here, or found to have either deliberately or though careless action caused damage to the rental unit. Application of this assessment is up to the sole discretion of Sumner House Management. In most cases there are no problems and you will not be subject to a damage assessment, provided the following provisions are met:
    1. No damage is done to unit or its contents, beyond normal wear and tear.
    2. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
    3. All charges accrued during the stay are paid prior to departure.
    4. No linens are lost or damaged.
    5. NO Early check-in or late check-out.
    6. Garage Door Opener is returned to its respective lockbox.
    7. g.The renter is not evicted by the owner (or representative of the owner), Sumner House Management, or the local law enforcement.
  7. NO PARTIES ALLOWED – Large gatherings, weddings, or other meetings without written approval are not allowed. Anyone found to be in violation of this rule is subject to immediate eviction and application of the damage assessment outlined in section 6 above.
  8. PAYMENT – Payment in full is required at the time of booking. Payments can be made in the form of credit card, Paypal, or cash. A cash payment must be arranged in advance and a credit card deposit is still required. The advance payment is not a damage deposit. A $35 fee will be charged for any canceled or insufficient funds. 
  9. CANCELLATIONS – A forty five (45) day notice is required for cancellation. Cancellations that are made more than forty five (45) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 45 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent.
  10. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (60) days prior to check-in. Cancellation or early departure does not warrant any refund of rent.
  11. MAXIMUM OCCUPANCY- The maximum number of guests in this flat is limited to eight (8) persons. An additional charge or $20.00 per person per night for guests in addition to eight (8) will be assessed.
  12. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY- Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the three-night rate, unless otherwise authorized by Sumner House Management.
  13. CLEANING FEE – Each booking includes a one-time mandatory cleaning fee.
  14. NO DAILY MAID SERVICE – Daily maid service is not included in the rental rate however it is available at an additional rate.
  15. RATE CHANGES – Rates subject to change without notice.
  16. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
  17. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
  18. PARKING – Parking is limited to one (1) vehicle and is an additional charge. Vehicles are to be parked in designated parking area only. Parking on Sumner Street is not permitted by the city of San Francisco. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
  19. THIS RENTAL IS PRIVATELY OWNED- The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or using its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests, or others whom they invite on the premises, are expressly assuming the risk of any harm arising from their use of the premises. Uses of the steam unit and roof deck are at the guest’s own risk.
  20. CHILDREN – While Sumner House SF welcomes children, it is the responsibility of the parents to supervise all activities of children so they do not sustain injuries. This includes supervision around all appliances, in stairways, and on the roof deck. By accepting this reservation, you agreed that all adult guests are expressly assuming the risk of any harm to under age minors arising from use of premises.
  21. NO COPIES OF KEYS ALLOWED- A $350 re-key fee will be charged for any keys found to be copied for the unit.
  22. GARAGE REMOTE- A $350 lost remote fee will be charged for loss or damage to any garage or alarm remote control.
  23. BY ACCEPTING YOUR RESERVATION, YOU AGREE TO ALL THE TERMS AND CONDITIONS OF THIS AGREEMENT.
